County Farms to Let
With 138 holdings and 10,700 acres of land, Our Farms Estate is the largest of its kind in Wales and the fifth largest in the UK.
We keep the Farms Estate to give people the chance to set up and develop farm-based businesses in rural areas. The Estate also provides investment income for the council by generating an operational surplus each year.
Most holdings are in Montgomeryshire, but there are several estates in Radnorshire and further holdings in Breconshire.
County Farms holdings range in size from 2 acres to 200 acres. A 'holding' will include a farmhouse, farm buildings and land. Most holdings are currently let as stockrearing units, but there are some 20 dairy holdings on the Estate. In addition several tenants have developed horticultural enterprises and the County Council will support diversified or 'added value' enterprises where these are appropriate to the property.
Tenants are encouraged to develop and expand their businesses with a view to moving to larger farms either within the County Farms Estate or in the private sector.
The Estate is managed by an in-house team, which forms part of the Council's Corporate Property Service.
Applying for a tenancy
Farm lettings are advertised in the local press. Where appropriate (usually for larger farms) lettings are advertised in the national farming press. Details of forthcoming lettings are also sent to those on the mailing list.
Letting Particulars are available from the County Farms office. Further details and full particulars available at a cost of £10 per holding. There will usually be a set viewing day when prospective applicants can look over the farm and discuss any matters that they may wish to raise with the Land Agent.
Following the viewing day applicants will have a period of time to complete and submit the application and tender forms. The forms will ask you to set out your proposals for the property, give details of relevant business experience and training, and confirm your financial standing. Applicants must be able to demonstrate that they have sufficient knowledge and experience of their proposed enterprise and that they have enough financial resources to develop the business.
Holdings will usually be let by tender and a guide rent will be given in the letting particulars. The tendered rent will be one of several factors we consider when we assess the applications. Shortlisted applicants will then be requested to submit a detailed business plan. The Land Agent will usually wish to meet the shortlisted applicants at their home. Shortlisted applicants will then be invited to attend an interview with a panel of councillors.
