Inspection Checks

To help keep you safe and as a responsible landlord we carry out regular safety inspection checks on your electrical wiring, heating systems and smoke alarms.

These checks can and do save lives. If you receive a letter or phone call to arrange an appointment to carry out these inspections, please do arrange them as soon as possible. Appointments can be made to be convenient for you.

We find the majority of our tenants do this. However, we know our tenants have busy lives and genuinely forget to call us back, yet there are others, who do not want to contact us, and this could be for a number of reasons; they may have financial problems, are worried about moving large pieces of furniture, have rooms that are cluttered etc. Whatever your concerns, please speak to us and we will do our best to support and accommodate you.

If we have tried to contact you a number of times and not been able to speak with you via phone or email, we have no alternative but to follow our next step in the process, which is making an application to the courts in order to gain access to your home. Recently some tenants were fined £1,000 by the Courts for not allowing us access to carry out electrical safety checks.

Access to service your gas is a legal requirement

As a Council, we are experiencing difficulty in gaining access to some properties to carry out the annual gas safety check. 

This is a legal requirement and failure to allow access will result in Court proceedings being taken against you. If taken to Court, then you will be responsible for the costs of this which are likely to be well over £500.

Please respond to any cards or letters that you receive from either the Council's contractors or the Council directly regarding access.   Failure to have an annual gas safety check not only puts you at risk but also your neighbours.
