How to comment on a planning application
Your opinion matters
We want to hear your views so that we can take them into account when considering planning applications.
Anyone can comment on a planning application during the 21‑day consultation period. Comments can be made by anyone and may express support, objection, or observations about the proposal.
All comments, whether for or against an application, are considered where they raise material planning considerations, which can be taken into account during the assessment process. Alongside public comments, we must also consider relevant local and national planning policy.
How to comment
Comments should preferably be submitted online, as this is the quickest and most efficient way to ensure they are received and recorded. Alternatively, comments may be submitted by email or in writing.
All statutory consultation responses are published on the Public Register (link to above page). You will need the planning application reference number or address to view the application and associated documents.
Before you submit your comments, please consider the following:
- Be clear
State which planning application your comments relate to by including the reference number, site address, and proposal description. - Be factual
Comments should be based on fact. Please review the plans and documents for the proposed development before submitting your comments. - Relate to planning matters
Only comments that relate to planning issues (known as material considerations) can be taken into account when we assess an application. If you are unsure, it is better to include your concerns and allow the Case Officer to assess whether they are material. - Relate to the proposal
Comments must relate directly to the planning application being consulted on. - Explain any impact
Anyone can comment, but if you believe a proposal will affect your property, it is helpful to explain how, including the relationship between your property and the application site. - Fully explain your views
Comments that simply state support or objection without explanation will generally carry limited weight. Please explain why you support or object to the proposal.
Important information about your comments
- All comments received form part of a public record
- Do not include personal information other than your name and address.
- If submitting comments online, a signature is not required.
- You are responsible for the content of your comments. Any comments that are offensive, harmful, defamatory, or untrue will be removed.
Due to the volume of correspondence we receive, we cannot acknowledge receipt of comments, respond to individual comments or questions, or notify you of the decision. You can track the progress of the application, including the decision notice, online.
Appeals
Only the applicant can appeal against a planning decision. If an appeal is made, you will be notified and given the opportunity to make further representations to Planning and Environment Decisions Wales (PEDW) and the appointed Planning Inspector.
